Joel Riehl of G West Visions reports 61 of the project’s 132 apartments are leased and the entire 4,775 square feet of street level retail space has been taken by two restaurants: Rain Cafe and Sato.

G West Visions is the architect and development manager for owner Chainqui Development Belltown LLC.

Apartments range from 362-square-foot studios to 1,388-square-foot two-bedroom, two-bath units. Riehl said the entire building rents for an average of $3.45 per square foot, although its website lists rents of about $3.50-$3.75 per square foot.

The 167,300-square-foot building has terraced south-facing green spaces on floors seven to 12 called Sky Gardens. Riehl says they bring light and green deep into the building. Staggered bay windows also bring in daylight and views of Puget Sound and the city.

There are private terraces at the seventh and ninth floor setbacks, and living walls on the south facade that flow from the Sky Gardens to the street. Another vertical green space is at the Third Avenue building entrance.

The roof has a terrace with seating, a fire table and outdoor TV. A pet area is nearby. Also on the roof is the Sky Lounge, with a starlight fiber-optic ceiling.

A gym, media room and yoga room can be found on the second and third levels. The first level has bicycle storage and a workshop. Three below-grade levels have 72 parking spaces for cars, as well as EV charging stations.

Here’s the rest of the design team: Brienen Structural Engineers, Barghausen Consulting Engineers (civil), Hart Crowser (environmental/geotech), Transpo Group, Lotus Landscape Design, SSA Acoustics, Tres West Engineers (MEP design), Welsh Commissioning Group and Freiheit Architecture (LEED consultant).

JTM Construction was the general contractor. Major subs included: Ground Support (shoring design-build), OEG (electrical), Ceco Concrete Construction, Holmberg (mechanical/plumbing), MidMountain Contractors (excavation), Cello Technologies Seattle (audio-visual), Tube Art Group (signage), Sessler (interior and exterior walls), and Frontier Door & Cabinet.
