A 12-story Office Building in Downtown Bellevue Including Ground-level Retail and Below-grade Parking
The 305 project consists of the new construction of a 12-story office building shell and core with 4.5 below-grade parking levels and mid-block completion of the through-block connection. The ground level includes a small active-use retail area, a publicly accessible enclosed plaza, a small amount of surface parking with carpool load/unloading only designated stalls, as well as access to the through-block connection at the western perimeter of the site.
The 11 upper levels feature open-plan office areas with exterior decks provided on each level and supplemented by an amenity kitchen on the ground level, with a roof deck and building amenity space on level 12. Mechanical equipment with screening occupies the roof over the northern portion of level 12 with space for a future solar array to the south.
The below-grade parking levels contain mechanical equipment, vehicular parking stalls, secure bicycle storage with unisex shower rooms, and stair access to the through-block connection.
