Summit 3 is the third tower in the Summit Ridge complex, a 400,397 square-foot, 17-story, Class A office mixed-use building in the center of downtown Bellevue. The Summit 3 Office Tower is built on an existing seven-story, below-grade parking garage with approximately 2,197 parking spaces and has been designed and built to offer flexibility and adaptability for tenants in fast-paced digital markets. High ceilings, flexible tenant floors, and additional elevators and restrooms support high occupant density, while ground floor gathering areas and alternative workspaces provide flexibility and opportunities for connection and collaboration. The integration of highly efficient systems, designed to meet the evolving expectations of technology sector tenants, allows for 70-percent vision glass in the complex, flooding interior spaces with natural daylight and views of the surrounding urban center.

Coming Together to Overcome Unique Challenges

The JTM team, partners, and client came together at every phase and step of the project. Unique challenges included closing and opening the jobsite during the COVID-19 pandemic and maintaining a safe job site, to the transition from Shotcrete columns, and to hybrid concrete structures.  Pre-scanning and the 3D model of the garage and site prior to the start of construction provided critical details for the project. Developing creative and innovative solutions every step of the project.
