It also says that the first move-ins should begin next month, apparently on a phased basis.

There are two towers: south, with the 141 larger “estate” units above an InterContinental Hotel (set to open in October); and west, with 224 “residences,” which are relatively more affordable and smaller.

In the south estates tower at the penthouse level, Fortress says it now has three pending deals worth over $14.3 million (or $3,000 per square foot), $10 million and $8 million. Fortress cites Northwest Multiple Listing data to declare the pending $14.3 million sale as the largest condo deal in state history. King County won’t likely record those actual sales until this fall.

Fortress didn’t respond to a DJC query about the south tower opening date. By living in the south estates tower, future residents will be able to share hotel amenities including concierge services, room service, valet parking and fitness center.

When work began on Avenue Bellevue in the fall of 2019, with JTM Construction as the builder, $899,000 was said to be the bottom price — presumably in the west residences tower. Prices weren’t then declared for the estates in the south tower.

Rennie Marketing Systems is the broker, with two separate sales centers nearby, both open by appointment. Fortress says that over 250 groups have toured the centers in the past two months. Fortress CEO Andy Lakha said in a statement, “As Avenue nears completion, we are seeing a surge in interest from both local and international buyers.”

Marketing materials for the south estates tower indicate four penthouses on the 25th floor, ranging from about 2,500 to 3,000 square feet; and three on the 26th floors. There, two are still available, with about 3,000 square feet each. The largest unit looks to have nearly 5,000 square feet, and corresponds to the large pre-sale number.

Weber Thompson designed the 1.2 million-square-foot Avenue Bellevue, which also includes over 800 underground parking stalls. The retail and restaurant space is to include a new seafood eatery from chef Joshua Skenes; an Asian restaurant under the aegis of Masaharu Morimoto (from TV’s “Iron Chef”); and Pasta Ramen, from chef Robbie Felice.
