It’s been nearly a year since JTM Construction moved from the International District to Georgetown and the company hasn’t looked back.
The new digs are at the Old Rainier Brewery property, in a “newer” tilt-up concrete building at 5900 Airport Way S. shared with Fran’s Chocolates. JTM has about 12,700 square feet in the south end of the 50,000-square-foot building. The space was formerly occupied by technology company Magic Leap.
Benjamin Coffman, JTM vice president, said they had outgrown their 9,000-square-foot space in the RDA Building at 800 Maynard Ave. S. in the International District. He said JTM occupied that space for about 10 years.
“We had half of the first floor and a quarter of the fourth floor in the RDA Building and were not able to get a combined space so we were a little disjointed,” Coffman wrote in an email. “We felt it was also time to try something new and build a space that better represents who we are as a company.”
Coffman described the Georgetown neighborhood as “fantastic,” with many food options, good freeway access and lots of parking.
JTM crews gutted the existing space and built it back with a nail-laminated timber mezzanine on the second floor. JTM also added skylights to the center of the building to create an “atrium-like” space flooded by natural light.
“We wanted to showcase many of the raw materials that we regularly use on our project sites,” Coffman wrote. “In the space you will see concrete floors, plywood-clad walls, raw structural steel framing, wood decking, and aluminum glazing systems. A little bit of everything. We also wanted a space that is full of energy (just like our jobsites).”
What does Coffman best like about the new space?
“We have some large garage doors that open to the east of the building that we open on sunny days, all of the raw construction materials, and of course … the Georgetown Brewery Beer on Tap!” he wrote.
JTM’s new offices are in the south end of a Georgetown building it shares with Fran’s Chocolates.
Although most of JTM’s employees are stationed on various jobsites, the new office has 25-40 people regularly working there.
The project team for the new space included Miller Hull (architect), Lund Opsahl (structural engineer), Holaday-Parks (mechanical) and H&M Electric.
According to its website, JTM was formed in 2005. Among its current projects are The Jack office building near the Seattle waterfront, the 100 & Main luxury condo building in Bellevue, and the twin-tower Avenue Bellevue condo and hotel development in Bellevue.
