1305 Stewart was developed by Perkins & Will and is being built by JTM Construction. 1305 Stewart, a the 15-story, 414,725-square-foot project, dramatic inset notch on its 11th and 12th floors. That’s on the southeast corner, facing the freeway and Capitol Hill. An 11th-floor lounge will open to the terrace, with about 935 square feet and a large “feature tree” of unspecified variety.
1305 Stewart is targeting LEED Gold certification.

Size above grade is estimated around 305,000 square feet, with a Mandatory Housing Affordability payment of over $3.5 million. The project entered design review with a nominal value of $165 million. To date, Arbutus has spent over $20 million for the other three parcels. Land sales will presumably follow a master use permit.
