MHSC UW RR Wing Neurological Surgery Remodel

Full Interior Demo & Configuration

The MHSC RR-Wing Neurological Surgery Remodel at the University of Washington Medical Center consisted of a full interior demolition and reconfiguration of the 7th floor. The project goal was to transform outdated and underutilized lab, storage, and office spaces into modernized lab, meeting, and support rooms, with the addition of single-occupant and open office space. The 1,854-square-foot renovation included full abatement; demolition of interior partitions, doors, lab casework, fume hoods, finishes, and mechanical, plumbing, and electrical infrastructure; and installation of new non-load-bearing partitions, doors, finishes, lab casework, fume hoods, biosafety cabinets, lighting, and reconfigured electrical, mechanical, and plumbing systems.

Challenge: Exisiting Conditions

The contract documents indicated an existing fume hood would remain in place and be reused. Due to the existing conditions of the fume hood and a revised wall layout, this was not possible, requiring the University of Washington to purchase a new unit and verify the correct power supply. With the building being 60 years old and electrical as-builts unreliable, JTM and its electrical trade partner spent several days tracing electrical pathways to verify circuits without disrupting power to other parts of the facility. This work was completed off hours to minimize impact to end users and at no additional cost to the owner.

Once construction began, JTM identified conflicts between the architect's specifications and the University of Washington's construction standards. The key takeaway was the importance of vetting architectural specifications against facility standards earlier in the process, which would reduce construction administration efforts during project execution.
